Most roofing contractors walk your roof and tell you what they see. CES Commercial Roofing performs an extensive moisture check during every inspection to help identify potential issues beneath the surface. When needed, we also use drone inspections and thermal imaging equipment to provide a deeper look at hidden moisture damage that may not be visible during a standard roof walk.
Every CES roof evaluation is free and no-obligation. The process is built around getting accurate, data-backed findings using the right tool for the conditions on each property.
The standard for every evaluation. A trained inspector walks the roof to assess condition, identify visible damage, and check for trapped moisture below the surface using a handheld moisture scanner
Used when physical roof access is limited or unsafe. Captures high-resolution aerial imagery to identify visible damage, wear patterns, and problem areas across the full roof surface
Deployed when on-site moisture findings warrant a deeper look. Detects moisture trapped within the roofing system and measures the percentage of moisture present in any given area
The result is a clear picture of your roof’s actual condition before any scope of work is recommended.
Florida’s heat, humidity, and storm activity create conditions where moisture works its way into roofing systems, often without showing up on the surface for months. A visual inspection alone, or even a drone survey, won’t always catch it. That’s why CES uses moisture scanning during every evaluation and brings in thermal imaging when conditions warrant a deeper look.
Thermal imaging quantifies the percentage of moisture in each section of the roof when it’s deployed. Decisions are based on that measurement rather than visual estimates
Under Florida building code, if more than 25% of a roof is wet, a full tear-off is required. Accurate moisture measurement determines whether your roof falls above or below that threshold
If moisture damage is contained, restoration with a coating or spray polyurethane foam (SPF) system may be a viable alternative at a meaningfully lower cost than full replacement. If damage is too extensive, CES will tell you that directly
Knowing the actual condition of your roof before work begins helps prevent cost overruns from hidden moisture discovered after a job has started
CES serves commercial properties across Tampa and Orlando and throughout Florida from our Palm Harbor headquarters. Every inspection follows the same approach: gather real data, then give you a straight answer.
After your evaluation, CES provides a clear recommendation in one of three directions:
If the roof structure is sound and moisture is within acceptable limits, a coating or SPF restoration may extend its life by 10 to 20 years with a full manufacturer warranty.
If damage is localized, targeted repairs may address the problem without a full system intervention.
If moisture is extensive or the system has reached end of life, CES will tell you that rather than recommend a restoration that won’t hold.
CES Roofing will never recommend a more expensive scope of work than your roof actually requires.

when site conditions warrant a deeper assessment
No. Both are included as part of CES’s free, no-obligation roof evaluation when they’re used. Drone inspection is deployed when physical roof access is limited. Thermal imaging is deployed when on-site moisture findings suggest a deeper look is warranted. There is no separate charge for either service. CES provides the full evaluation at no cost because an accurate assessment benefits both the property owner and CES before any work is scoped or quoted.
It depends on how much. If moisture is present in less than 25% of the roof, restoration options may still be available. CES will walk you through what those look like, including cost and warranty coverage. If moisture exceeds 25%, Florida building code requires a full tear-off, and CES will explain what that means for your project, including what system options are available for the replacement.
No, and CES doesn’t use it that way. The standard CES inspection is a physical roof walk with a handheld moisture scanner. Drones are deployed when physical access is limited or unsafe, and they capture high-resolution imagery to flag areas that warrant attention. Thermal imaging is added when moisture findings call for it. The combination of methods is what produces a reliable assessment.
CES’s goal is same-day response to inquiries and same-day or next-day site visits. Call or submit a request and someone will follow up quickly. In an industry where slow response is the norm, CES treats responsiveness as part of the service. If your roof has a potential issue, waiting weeks for a contractor to return your call is not an acceptable option.
Yes. CES has an office in Tampa and serves commercial properties throughout Tampa Bay, Orlando, Sarasota, and across Florida. The company is headquartered in Palm Harbor and has completed commercial roofing projects across the state. See the full Florida service area for more detail.
Yes. CES provides commercial roof inspections, leak detection, coatings restorations, SPF foam systems, full replacements, and ongoing maintenance programs, all under one contractor relationship. The inspection and any follow-on work are handled by the same team, so there’s no handoff or coordination gap between the assessment and the work.
Find out exactly what your roof needs, backed by a thorough on-site assessment with drone and thermal imaging available when conditions call for it. CES serves commercial properties throughout Florida.
