Spray polyurethane foam is CES Commercial Roofing’s flagship roofing system. It creates a seamless, fully-adhered surface with no seams, fasteners, or joints, providing waterproof protection and thermal insulation in a single application. CES is one of only two companies in Florida authorized to offer a manufacturer-certified Category 5 Hurricane Warranty on SPF systems.
SPF is a two-part liquid system spray-applied directly onto the roof deck. The foam rises and hardens into a dense, closed-cell layer that fully bonds to the substrate, creating a monolithic surface with no seams or mechanical attachment points. The foam is inherently waterproof and provides high R-value insulation, but it is not UV-tolerant on its own. CES applies a protective primer followed by a white silicone top coat that shields the foam and creates a reflective cool roof surface.
No fasteners, joints, or mechanical attachment points. Zero water intrusion pathways across the entire roof.
Absorbs debris impact and provides structural rigidity. The closed-cell composition also resists moisture absorption.
High R-value insulation reduces cooling costs, which is especially significant in Florida’s year-round heat.
SPF can be applied directly over an existing roof when the substrate is in acceptable condition, eliminating the cost and disruption of a full removal.
The white silicone top coat reflects solar heat, lowering interior temperatures and reducing energy expenses.
Applying SPF over an existing roof eliminates tear-off expenses. One CES project restored a metal roof at approximately one-third the cost of a full replacement.

The sealed foam layer insulates the building while the white silicone finish reflects solar heat. The combined effect can meaningfully reduce cooling costs for commercial properties.
The Category 5 Hurricane Warranty transfers to new property owners, adding documented, verifiable value during any commercial property sale or transfer.
Florida’s commercial roofs face intense UV exposure, heavy seasonal rainfall, hurricane-force winds, and year-round heat. SPF addresses each of these conditions directly. The sealed foam prevents water intrusion during Florida’s heaviest downpours. The dense closed-cell structure resists wind uplift and debris impact. The white silicone top coat reflects UV radiation and solar heat to keep interior temperatures down.
For commercial properties in Tampa and Orlando, where these conditions are most concentrated, polyurethane foam roofing provides a single system that handles Florida’s full range of weather demands. CES Commercial Roofing operates three dedicated SPF rigs, allowing the company to take on multiple foam projects simultaneously and maintain scheduling flexibility across its Florida service area.
In most cases, yes. SPF can be applied directly over an existing commercial roof, as long as the substrate is in acceptable condition and meets the manufacturer’s requirements. This eliminates the need for a full tear-off, removing the cost, time, and disruption of stripping the old system and disposing of the materials. CES evaluates every roof individually to determine whether an SPF overlay is viable or whether the existing system needs to come off first.
With proper maintenance and periodic recoating, an SPF roof can last 20 to 30 years or longer. The actual lifespan depends on installation quality, local climate conditions, and whether regular maintenance is performed. In Florida’s demanding environment, annual maintenance and timely recoating are particularly important for reaching the full expected lifespan. CES offers maintenance programs designed to help property owners protect their investment over time.
The Category 5 Hurricane Warranty is a manufacturer-certified warranty available exclusively on SPF roofing systems. It covers the foam system remaining bonded to the substrate under Category 5 wind speeds. CES is one of only two companies in all of Florida authorized to offer this warranty. Two conditions to know: the warranty requires annual maintenance to remain valid, and it covers the foam system itself, not the building’s underlying structure. If the substrate beneath the foam, such as metal roof panels, detaches from the building, the warranty is voided, since the foam stays bonded to that substrate. The warranty is transferable to new property owners.
SPF provides built-in thermal insulation with a high R-value, which reduces the amount of energy needed to cool the building. The white silicone top coat adds a reflective surface that deflects solar heat rather than absorbing it. The combined effect can meaningfully reduce cooling costs, which is significant for commercial buildings in Florida that run air conditioning year-round.
SPF installations are eligible for manufacturer-backed warranties in 10, 15, or 20-year terms. SPF systems are also eligible for the Manufacturer Lifetime Renewable Leak-Proof Warranty on both labor and materials, which is renewable (for example, every 10 years) and provides ongoing protection for the life of the roof system.
